The London Borough of Lambeth is seeking suppliers to undertake general repairs and maintenance works to its 33,839 council-owned homes, including mechanical and engineering works, and works to void properties. The contract will be divided into service and geographical lots and each contract will be for 6 years with two possible extensions of 4 years each. The scope of the works to be undertaken in this contract includes but is not restricted to: Key activities: • works in response to repair and maintenance requirements reported by residents or the client to approximately16,842 council-owned homes; • works to general needs and sheltered empty homes (voids) to meet the council's lettable standard, currently approximately 250 voids per annum; • Supplementary activities: • decommissioning works to decant properties; • compliance checks on mutual exchange properties; • works in response to the client's obligation to leaseholders; • repairs and void works to hostels and supported accommodation; • repairs and void works to commercial properties; • repairs works to homes, properties and community halls managed by Tenants and Residents Associations(TRAs) and Tenant Management Organisations (TMOs); • repairs and other works to garages and sheds and other ancillary structures
