• Lock changes for all properties.
• Appropriate landlord compliance checks and certificates: Landlord Gas Safety test, electrical safety tests, asbestos survey and removal, if required, water hygiene safety test, if required, and Energy Performance Certificates (EPC’s), if required.
• Clearances and cleaning of properties and associated gardens, where required
• Repairs/works required to reinstate the property prior to the next tenant moving in:
o Finishes: repair or, where required replacement, of plaster finishes, wallboards, ceiling boards, preparation and decoration of surfaces, floor coverings, tiling, wallpaper etc.
o Kitchen fittings: repair or, where required replacement, of wall and floor mounted cupboards, carousels, sink tops, worktops.
o Bathroom fittings: repair or, where required replacement, of baths, showers, wash hand basins WCs, cisterns and all accessories.
o Electrical installations: repair or, where required replacement, of concealed and surface mounted wiring, consumer units, controls, switches, switchgear, timers and outlets.
o Plumbing and waste: repair or, where required replacement, of domestic heating, water and waste services including boilers, pipes, valves, tanks, cylinders, outlets, pumps and connections to drains.
