Description:
Units 36-39 are located within Castle Quay Shopping Centre and relate to former BHS first floor and former GAP store ground and first floor. All areas are currently vacant and fit out as left by previous Tenant's and form part of the wider shopping centre premises. This project comprises the strip out of the first floor of the former BHS unit, both ground and first floors of the former GAP unit, and the associated roof areas of Castle Quay shopping centre in Banbury. Landlord’s Common Parts will be retained / reconfigured as necessary to ensure that on completion of the works they are strategically best placed for the refurbishment and fitout works, and the contractor will complete various surveys during the strip out to further inform the Council as they complete their designs for the future fit-out works package These works are an enabling works package which is to be completed ahead of a fit-out of the units. The works will see both units stripped back to grey shell, with redundant services and plant removed, drainage capped off, fire alarm systems left in-situ and sprinklers left in-situ & adapted, the retention for the proposed future facilities in line with the specification(s) and to ensure the areas remain protected.

Key requirements are summarised below: The site comprises of three units – two at first floor and on at ground floor – which are located opposite each other in the north east corner of Castle Quay shopping centre in Banbury, overlooking the canal and adjacent the multi-storey car park. There is an external courtyard in the former BHS unit which provides a means of access to the roof areas associated with each unit (note that the main access to the roof areas however is via an internal staircase from the first floor of the former BHS unit). This external courtyard currently houses a significant amount of large equipment such as air handling units, condensers and ductwork, as well as providing access to the roof areas via cat ladders. All plant and equipment from the external courtyard is to be removed, with the exception of the cat ladders which are to be retained as the access to the roof areas. The Building shell, shall remain watertight and safe as described within the tender documents, contract documents and drawings. The Strip Out Works comprise: • Strip out redundant air handling units located within the plant well and main roof. • Strip out redundant boilers, plant and ancillaries. • Strip out former BHS gas installation and reconfigure supply to serve the ground floor public toilets. • Strip out hot and cold water installations. • Strip out redundant condensers located in the former BHS plant well, roof and former GAP roof. • Degas and safely dispose of refrigerant associated with the condensers. • Strip out existing ductwork and pipework within the former BHS first floor and former GAP unit. • Remove former GAP roof mounted air handling plant, air conditioning plant and associated pipework and ductwork. • Strip out sprinklers to retain canopy level systems only • Strip out the electrical sub distribution equipment, distribution boards and final circuits • Strip out cable containments. • Strip out lighting and services. The Retention Works comprise: • Retain and modify existing lighting to a dedicated safe walking route through the former BHS first floor. • Retain and modify the emergency lighting to the safe walking route in the former BHS first floor. • Retain lighting and emergency lighting to access stairs. • Retain existing smoke vent. • Retain existing high level sprinklers to form canopy protection only. • Retain fire alarm systems and interface connections
