Invitation to Submit an SQ for: Bray, Burnham, Dorney, Taplow Towers Major Works Project

I am pleased to invite you to submit an SQ for the above contract.  

The scope of the major works are detailed in the technical specification and can be summarised as follows: The London Borough of Camden (‘the Council’) is seeking to award a contract for recladding works to the Bray, Burnham, Dorney and Taplow towers, together with associated works to the envelope of the buildings, including full window replacement, renewal of flat roofs, installation of building maintenance units (BMU), replacement of brickwork to the ground and first floor levels, including vents, louvers and canopies as well as insulation to the undercroft as required. Related works will include radiator installations, internal making good and decorating as well as installation of relevant power supplies to BMUs and louvers.  

The project will comprise of the replacement of the previous cladding system, which has been removed, the curtain walling, associated remedial work and making good, and window replacement throughout. The total façade area is approximately 30,000m2.   

Bray, Burnham, Dorney and Taplow towers are situated on the Chalcots Estate on Adelaide Road, London NW3 and are four of five high rise towers that are part of the Chalcots EstateBlashford tower, the fifth tower block belonging to the estate, differs slightly in structure and similar works are being procured as a separate major works project. The towers were designed by Dennis Lennon and Partners. Construction was completed in 1967 and the towers (along with the other tower, Blashford, which is off the main estate on Adelaide Road) were renovated during 2007 – 2009, including recladding that concealed the original in-situ façade walls. The towers each have 23 storeys (including ground floor) and 161 flats (of which one is converted to a TRA hall on the ground floor). It should be noted that the Blashford tower major works project is procured separately due to its structural difference to the four similar towers) 

With focus on fire safety, the Council’s objective is to get the best outcome for the building envelope replacement project in terms of design, specification, quality, value for money, methods of works centred around our residents and improved quality of life for current and future residents. 

The Council is seeking to appoint an experienced and appropriately qualified contractor to deliver a safe, compliant and cost-effective solution for these four iconic tower blocks, whilst ensuring a resident focussed approach and helping devise best practice standards. 

The procurement for this project is based on a JCT Standard Building Contract With Quantities (SBC/Q) 2016 edition with a Contractor’s Designed Portion.
