DSW1077-20 - Roof Replacement - Phase 1

The works consist of the removal of the failed single ply membrane flat roof covering to the main and lower roofs of the accommodation block. The works are to include; installation of a new elastomeric modified bitumen waterproofing membrane system including thermal upgrade and associated perimeter junction detailing and internal refurbishment works to address deterioration caused by long-term moisture ingress.The proposed works include but are not limited to the following items :- 1. Removal and re-fixing of mechanical ventilation systems (including electrical works) to facilitate the roofing works - this element is to be Contractor Designed Portion; 2. Removal and disposal of the PCC paving slabs and pedestals; 3. Removal and disposal of the PCC coping stones; 4. Removal of the failed single ply flat roof coverings; 5. Installation of a new Garland new High Performance StressPly Flex elastomeric modified bitumen warm roof system including new insulation to raise the U-Value to at least 0.18W/m2K; 6. Replacement rooflights; 7. Upgraded detailing and weatherproofing to parapet wall (Upper Roof) including new Garland R-Mer Clad metal capping’s; 8. Installation of a new self-weighted, freestanding handrail system; 9. Localised repairs to suspended ceiling and rooflight cheeks; 10. New blackout blinds.
